Three Things You Should Know Before Hiring a Residential Property Management Company

If you’re tired of managing your rental properties and are considering a property management company, there are a few things you should think about. It’s wise to do your research before entering into any type of agreement, and a residential property management contract is no exception. There are three things you should ask about before you hire a property management company.

How Will You Be Charged?

Some property management companies charge a percentage of rent, while others charge a flat rate per month or per year. One method may be less expensive than the others, and this can be a good way to decide which company works better with your budget.

What Services Do They Offer?

Before signing a contract with a property management company, ask for a list of the services that they offer. Come prepared with a list of the services that you’re looking for : lawn care, repairs, rent collection, etc. Your goal is to find an agency that covers all the services that you need, for a price you can afford.

Are They Accessible?

Communication is an important qualification for a property management company. You need a company that will be available for your tenants when they need information, repairs, and more. You’ll also need a company that you can reach when you need to know the status of rent or repairs. For the best results, choose a company that offers more than one way to reach their representatives. If possible, choose an agency that has someone on call at night and on the weekends, in case emergency repairs are needed.

If you ask the important questions, you’ll end up with a property management company that you can work with for the long term. Take time to do your research; it will pay off in the long run.

Even Mark Zuckerberg had to start somewhere

Zuckerberg's early coding.I saw this post at TechCrunch and just had to pass it along. I often wonder where people like Facebook’s Mark Zuckerberg get their start. Were they just born to be badass coders or was their some kind of natural progression toward their newfound demigod status. It turns out the second is true, for Zuckerberg at least.

A TechCrunch reader who was also one of Zuckerberg’s classmates at Exeter offered up a site that Mark had written back in 2001 when he was just 16 years old. It’s…terrible. Awful. Even in 2001 it would have been way behind its time.

Iron Man thumb drive shows off your nerdy side

Iron Man USB drive. The Disney Store sounds like a store for kids, but don’t forget that Disney has its hands in a lot of different cookie jars, including many us nerds love to eat from. Take this Iron Man thumb drive for instance. It’s about as cool as thumb drives get, and though it’s a steep $40 it would look great protruding from your new laptop.

Who better to protect that valuable data than Tony Stark, right? The device only comes in a 4GB version. Product description is below:

Trust Iron Man to keep all your important data — movies, music, photos and files — safe and secure. Our Iron Man 2 USB Jump Drive is a flash memory data storage device that stores up to 4 GB with Marvelâ„¢ superhero style!

Those are legal movies, music, photos and files, people. Legal.

10 Kick-Ass gadgets coming in 2010

Kick-Ass gadgets.I don’t know if you’ve seen the trailer for Lionsgate’s upcoming Kick-Ass but it looks funny in that quirky, charming, kid-movie kind of way. We decided to put together a list of this year’s gadgets that will also kick some serious ass and put it up on our parent site, Bullz-Eye. The best part about the list is the fact that it does not include the iPad. Yes, Apple haters, if you want to enjoy a gadget list for the upcoming year without the world’s flavor of the month, this is your chance.

I tried to cover a wide range of products so everyone could have something to love. Obviously Project Natal and Playstation Move are the big video game releases for the year, and though I didn’t use the iPad, the iPhone 4 is on there (sorry guys, iPhone OS 4 looks great). I’m also looking forward to the nPower PEG and MagicJack’s upcoming femtocell. On the whole, it’s going to be a pretty solid year for gadget geeks.

Twitter developers should stop plugging holes

Twitter logos.Fred Wilson laid out an interesting post at the Business Insider this morning. For those who don’t know, Wilson is a partner at Union Square Ventures and one of Twitter’s top investors. Wilson’s basic point was that current Twitter development focuses on plugging holes in the service, not creating new things with what the service can offer.

Consider this – not terribly long after Twitter launched people realized they needed a way to share long URLs in a compressed format. Along comes bit.ly with its URL shortening service. How bout TwitPic for sharing pictures. The examples continue from there. Point is, though, that none of these things take any sort of interesting advantage of the Twitter platform or concept. They’re just methods by which people share the shortened versions of information encourage by Twitter. As Wilson says it, these are things Twitter should have had built in to the service at launch.

Maybe you didn’t hear him correctly. These are things Twitter is going to do. Just like Facebook did with all of the crazy apps that just filled the gaps, Twitter will be rounding out its own feature set to compete with and provide the services of third-party developers. In some cases, as was the case with FriendFeed, that could mean acquisitions. Wilson didn’t say it overtly, but his message is loud and clear.

It’s time for developers to do something great, like the social gaming apps for Facebook. Analysts estimate social gaming will hit $1.6 billion in revenue next year, and Wilson thinks that number is too low. That’s a pretty nice pie to slice up.
